Top 10 tips to keep your commercial service charges in check

David Barrass, Consultant and ex MD of PSL, has over 25 years of expertise in the commercial service charge sector. He provides his “top 10” tips to help commercial tenants manage their service charges more efficiently.

  1. Read your lease, especially the service charge provisions and do so before you sign up!
  2. Ensure you have reviewed the current budget proposal and are satisfied with its content.
  3. Make sure your certification of expenditure is up to date.
  4. Make sure you understand what is covered (and what is not) in the budget.
  5. If you are unhappy with a cost or service, then ask for an explanation from your landlord or managing agent.
  6. Attend tenants’ meetings – listen and ask questions if you have a query.
  7. Check whether there are funds in place – what they are for and where the balance is held.
  8. Ask the basis for the preparation of the accounts – cash or accruals. If accruals, ask for the schedule of opening accruals at the beginning of the present year.
  9. Understand your demised electricity charges.
  10.  If in doubt, seek help from an expert.
